Purchase Process
The list below covers the main steps you will go through for purchasing a residence in Italy. In addition, a government approved Lawyer will assist on the below and other steps like opening of a bank account, code fiscal etc.
1. Preliminary contract (Compromesso)
2. Registration with the inland revenue
3. Apply to the Italian Embassy in Dubai with the following documents:
a) Formal Offer of Purchase – availability of a residence home
b) Adequate financial resources i.e. (income, pension, annuities, position of real estate, stable economic activities, other sources of income)
4. Recent Photo of the client
5. Valid passport with expiry date of at least months to the required visa
Running costs:
Total of € 6,500 per client will be charged which consists of the following;
Description Amount
1. Lawyer Fee (one time) € 3000
2. Inland Registration Fee (one time) € 920
3. Registering Residence Contract € 100 per month € 1200 per annum
4. Police Departments and Immigration Fees € 700
5. Tax number registration (one time) € 200
6. Health Insurance € 480 Fees for Additional Family Members € 1,500 per member
Renewal Expenses per Annum:
1. € 2000 for the client
2. € 800 per additional family member
Security and Maintenance Fees per Annum
Upon property handover € 2,500 per annum will be charged; which can be divided into 2 payments every 6 months.
