Property investment
What is the financial position required to invest in Italy?
In order to benefit from the property investments in Italy, you need to invest a minimum of 150,000 Euro.
Do you need a cash deposit?
An initial cash deposit of 50,000 Euro is required to secure your property.
What are the benefits from property investment?
The benefits include health insurance, being able to avail health services throughout the European Union. You would also have the ability to travel within the European Union once you have received your residency visa.
What is the time frame to complete the project?
The estimated completion time from commencement to completion is 24 months.
What taxes are payable for a property purchase in Italy?
The initial tax of 920 Euro is payable by all purchases under the initial purchase contract.
What are the additional requirements?
All clients will need to provide a current passport (with at least six months validity) and 6 months bank statement or alternative documentation proving solvency.
What other purchase costs are there?
The associated costs and legal fees are summarized in your sales and purchase agreement.
What are the annual costs? How should I pay them?
There is an annual service charge payable by all owners for the maintenance, security, utility and management costs which is currently estimated at 5000 Euro per annum. This can be paid in two equal payments.
Do I need an Italian bank account?
If you don’t already have an Italian bank account, we can assist you in creating a local account which will help you when transferring funds for paying your service charges, utility bills etc.
How long does it take to register the contract in Italy?
The initial registration process takes approximately 15 days.
Do I need an agent?
Ocean property management is the agent for Bella Oceana project and handles all matters pertaining to the purchase and handover of the property for you.
How do I arrange power of attorney?
The power of attorney can be created through lawyers in Dubai yet it needs to be registered and attested with the Dubai courts and Italian consulate if you are looking for a third party to act on your behalf.

How safe is the buying process in Italy?
Italian property law is very well established and provides good protection for both the purchaser and seller.
What will my purchase costs be?
A full breakdown of the associated purchase cost will be discussed during the sales negotiations yet include the property price, annual service charge, local tax, legal fees and costs associated with obtaining your residency visa.
Do I need to sign a pre-contract?
Yes, an initial reservation form is completed by all purchasers before the Sales & Purchase Agreement is executed as we ensure that the legal documentation has been completed and approved by Italian authorities ensuring a streamlined process.
Do I need to personally attend the purchase?
No, you can nominate a Power of Attorney; The Power of Attorney can be created through lawyers in Dubai yet it needs to be registered with the Dubai courts and Italian consulates if you are looking for a third party to act on your behalf.
Do I need to use a lawyer to represent my interests?
Yes, we arrange all documentation pertaining to the purchase of the property and the Italian lawyers ensure that the documentation and the legal process comply with Italian law and once the documents have been stamped and verified and registered they are returned to you.
Managing your property
What taxes are payable on rental income?
Rental tax is payable and further details of this are available from our sales teams.
Is there any capital gains tax to pay when I sell my Italian property?
Currently there is a 9% capital gains tax which is payable on the sale of you property to the Italian authorities.
Can you help me sell my property?
Yes we can by introducing you to one of our local representative who are fully licensed and will able to assist you in all aspects of the sale of your property.
Is there a strong rental market?
Due to the ambient temperatures and mild climate, the property is very attractive to the rental market year around. Peak times being Christmas, New Year, and Easter holidays and of course the summer period from June to September.
How can I look after my property when I'm not there?
Whilst the development has 24 hour security and general maintenance which is paid for from your Annual Service charges for the common area of the property. We also offer a property management service at an additional cost which includes cleaning and property maintenance for your property.
Acquiring citizenship in Italy
How can I become a citizen of Italy?
Property owners can apply to become citizen after being resident for a period of 5 years. Once you have been a resident for a period of 5 years you can then apply to the Italian immigration authorities and subject to their approval, citizenship is granted.
What is the ranking of Italian passport?
Currently holding an Italian passport ranks third in the world.
In Italy, is a Second Passport legal?
Italy welcomes dual nationality and citizenship
Will my current country’s authorities be aware of my second passport application?
In short, no neither Ocean Properties nor the country of your choosing for second citizenship will inform your current country of your application or your receipt of a second passport.
Acquiring residency in Italy
What are the steps and procedures required to acquire the residency in Italy?
The initial requirement is 50,000 Euro deposit and the payment of the supporting government and local fees for the purchase of the property which includes tax and legal fees.
Where can I find information about moving to Italy?
Information is available on our website; in addition to which our knowledgeable sales representatives will be able to answer any queries you may have or be able to point you in the right direction should you need any specific information you may require.
How long does it take to receive a residence visa in Italy?
Obtaining a residence visa should take approximately 3 months from submitting all the relevant documentation and signing the Sales and Purchase Agreement. Purchases must be in Italy for a period of 14 days in order to complete the residency process
If I acquire Italian Residency, are my spouse and children eligible to become Italian residents?
Family members can apply for the residence visa for free; this however will be subject to the size of the investment. There is an additional charge for Children above the age of 18, further details are available from our sales team.

Can you help me arrange a mortgage?
As we don’t act as mortgage brokers we are unable to offer financial services. Yet, the local banks are generally happy to work alongside our investors with various financial tools subject to their status
Do you organize viewing trips?
Once you are in Italy, we can help you arrange a viewing of the site but do not actually arrange travel itineraries apart from advising on flights, trains, car hire etc.
What’s the nearest airport?
Pescara domestic airport in around 90km from Colonnella, although you can also fly to Rome international airport which is approximately a 2 hours drive from the site
Can I just turn up to meet someone in Italy to view the property?
No, as we coordinate all appointments to ensure that we have an expert on hand to answer any question you may have regarding the purchase, rental or any other matter relating to your property.
How do I find out more or arrange a viewing?
Once you have one or more properties you want to view we can advise on travel and accommodation in the area and arrange an appointment with a local agent. As all viewings are arranged with an English-speaking, highly knowledgeable and licensed real-estate agent.
